    Baan Keaa is a 2-storey private luxury villa set in stunning gardens, only steps from a white lotus silvery stretch of sand as far as the eye can see. The internal floor area is approximately 250sq.m and it has all the modern conveniences of home including it`s own private pool and outdoor dining for easy entertainment. The villa is located in Samui Beach Village which is a private estate controlled by security guards at the entrance. The villa has its own 8m x 4m private pool surrounded by a sala and a terrace. It is set in a beautiful tropical garden with a sun bathing terrace, four sun loungers and car parking space for two cars. There is an outdoor shower and a wet shower and wc room for bathers inside the villa adjacent to the pool area. There are four large bedrooms with dressing rooms and en suite bathrooms. On the first floor there are large balconies at the front with garden views. Two bedrooms have king size beds and two have queen size beds. The villa is air conditioned throughout with additional ceiling fans in all main rooms. It has a 42" flat screen TV with "myiptv" internet reception and a further 32" flat screen TV. There is also a dedicated high-speed fiber wifi connection in the villa.

    Bedrooms: There are four air conditioned bedrooms each with an ensuite bathroom. The two first floor bedrooms have king size double beds and the other two ground floor bedrooms have queen size double beds. There large balconies to the front of the first floor bedrooms with garden and sea views.

    Bathrooms: All four bedrooms have ensuite bathrooms. Bedrooms 1, 2 and 4 have baths with showers over and bedroom 3 has a walk in shower. There is also a poolside wc and shower room.

    Kitchen: The kitchen is spacious and very well equipped.

    Utility: There is a utility area near the back door with a washing machine, iron, ironing table and an external washing line.

    Living: There is an internal lounge area adjacent to the kitchen that will seat up to eight adults. In addition there is a further tv music area with coffee table that seats up to six adults.

    Amenites: Private Parking, Garden. Dishwasher, Fridge, Fridge/Freezer, Hob/Stove, Iron, Microwave, Oven, Washing Machine. Air Conditioning, Internet Access, Room Fans, Satellite, TV.

    Outside: The villa has a private 8m x 4m swimming pool surrounded by a terrace and sala. A beautiful garden full of tropical plants surrounds the pool area where there is also an outdoor shower, a wet shower room and a wc which is adjacent to the pool. The sun bathing terrace has four sun loungers and there are four other chairs under the sala and terrace roofs for those who prefer shade. The outdoor dining area is on the front terrace and is suitable for up to eight adults.

    Accessibility: Baan Keaa is not suitable for those with mobility problems due to the number of steps both inside and outside.

    Take the ring road out of the centre of Chaweng all the way round to Hua Thanon. Turn left off the ring road towards Kamalayah. After about 1.5 kms you will see the sign on the left of the road for Samui Beach Village. Follow the road in to the security lodge and the security guard will let you pass to the villa which is the fifth on the left.

    Further location details for the property: Samui Beach Village is on the south east coast of Koh Samui. It is just off the main ring road near Hua Thanon. Once in Hua Thanon then follow signs for "Samui Aquarium and Zoo". The entrance to Samui Beach Village is about 2km south of the Hua Thanon turning off the ring road on the left hand side. Turn into the entrance road to the village and continue to the security entrance gate. Once you have passed through the security gate proceed straight on towards the sea and Baan Keaa is the fifth villa on the left hand side.

    Beach: Nahai beach is immediately in front of Samui Beach Village. It is approximately 30m from Baan Keaa to the beach. It is a shallow bay protected by a coral reef about 100m off shore. The water in the bay is normally calm and warm and ideal for young children to bathe and play around. The tides do vary considerably and on some tide cycles it can be out most of the day but swimming is always available nearby at Coral Cove or Lamai.

    Golf: Golf is available nearby. The main golf course on the island is the Santiburi Golf Club which is located on the north of the island and about a 30 minute drive away. It is an 18 hole championship course and booking is recommended.

    Fishing: There is Big Fish fishing in an inland pond approximately 20 minutes drive away.

    Tennis: There is a tennis court in the resort near the entrance to the village, a tennis club at the north end of the island and there are other tennis courts and padel tennis courts available in Lamai.

    Spa: Kornnipha is a local massage facility on the government road opposite the entrance to the village and Kamalaya is a deluxe private wellness spa approximately 2 km away; appointments are required for both.

    Swimming: You have a private swimming pool and the beach and sea swimming is nearby.

    Gym: There are a couple of fitness gyms in Lamai. In addition there are several Muay Thai training facilities if you want to try your hand at Thai boxing.

Samui Beach Village

Samui Beach Village is a residential development consisting of fourteen villas on Nahai beach near to the village of Hua Thanon on the south east coast of Koh Samui. There is a private common area road, verge and path down to the beachfront which is held in a common area company named Samui Beach Village Co Ltd. Each villa owner has a chanote title for their particular plot together with a one fourteenth shareholding in the common area company Samui Beach Village Co Ltd. Villa Keaa is one such villa and it is also known as villa number 10 on the village.

Each villa owner has the rights of access and servitude from the goverment road and across the full extent of the common area land. All villa owners are party to a maintenance agreement which binds them to the terms of the management and maintenance fees and obligations. The agreement is administered by Siam Real Estate and Services Co Ltd. The maintenance agreement contains certain obligations on the maintenance company and certain obligations on the villa owners in this residential development. In particular as follows: -

Security: Twenty Four (24) hour security and other measures shall be maintained in respect of the general security and safety of Samui Beach Village.

Noise: Any electrical appliance which can cause a high level of noise (e.g. television, radio, karaoke, electric tools, etc.) must only be used with due consideration for other residents. Excessive noise between 2300Hrs to 0800Hrs is strictly prohibited. In the event that the a villa owner/occupier wishes to hold the occasional party or festivities, then the villa owner/occupier shall notify all neighbours who may be affected by the noise.

Pets: The villa owner/occupier may keep pets within the villa but must ensure that the neighbours and the guests of the neighbours are not adversely affected in any way by such pets. The "villa owner/occupier's pets must be kept on a leash when in the common area and it is the responsibility of the villa owner/occupier to clean up after the villa owner/occupier's pets at all times. In cases where the keeping of pets disturbs the neighbours and the guests of the neighbours, the neighbours and the guests of the neighbours will be given priority and the villa owner/occupier shall comply with any measures taken to so solve the problem.

All villa owners are permitted to rent out their villas. There are already several different management and rental agents operating on the village but the villa owners are permitted to use whosoever they wish providing they ensure that all occupants in the villas abide by the maintenance agreement rules.
